GORO Development introduces a new investment asset – the mountain SPA-hotel ONDE Chill

06.03.2026

Together with the previously launched ONDE Active and ONDE Business, it forms a comprehensive ecosystem for year-round, multi-scenario recreation, set to open in 2028.

For the investor, this is a prime opportunity to secure a high-yield asset within the first hotel complex of the GORO international resort by OKKO Group.

ONDE Chill has a large spa and wellness space with an area of 2,700 sq. m, focusing 100% on the individual and the restoration of their inner resource — from classic baths, hammams, saunas, authentic font tubs, vats, and massage rooms to panoramic gym and designed relaxation zones.

A signature element of the hotel is the longest infinity pool in the highlands of Ukraine, 36.6 meters long. Thanks to the concealed overflow, the visual boundary between the water and the horizon is erased, transforming the surrounding landscape into a natural extension of the space. Adaptive heating makes the pool water comfortable in any season: from snowy winters or hot summers to rainy autumns and misty springs. While having autonomous wellness, the hotel is simultaneously connected to other facilities of the ONDE complex through the All-in Access system. This will allow for the adaptation of recreation to various needs, where SPA is only one of the reset options.

There are 113 rooms for sale, from Standard to Executive Suite. All of them are executed in a refined designer style. In the interiors, preference is given to soft shapes and natural materials. Such visual and tactile solutions create a sense of emotional detox. Low-contrast warm shades are used in the design: beige, ochre, copper, chocolate.

The lobby is decorated with massive decor. This is a cross-section of a tree with annual rings, symbolizing natural cycles. Also a noticeable element of the decor are ceramic columns with terracotta coloring that seem to “grow” directly from the floor. These natural accents fill the space with authenticity — a scarce value that is usually lost in the monotonous urban rhythm.

ONDE Chill, like all GORO facilities, is built according to unified principles: respect for the landscape, building height up to 30 meters, low construction density, cascade modeling that continues the mountain slopes, and a panoramic view in 95% of the rooms. By the way, ONDE Chill will be the tallest hotel in the complex, so staying in it will provide an even deeper visual immersion into the surrounding landscapes.

The hotel is fully equipped for autonomous recreation: Ski-in / ski-out, its own parking, convenient ski-depot, thoughtful navigation, and a huge number of other details that will make the time spent here easy and light.

Investors who choose ONDE as a yield-generating asset receive:

  • +45% capital appreciation by the hotel’s opening in 2028.
  • +14% secondary capitalization over 10 years.
  • +9% projected annual yield.
  • A 30-year lease agreement with the OKKO Group management company (with an option to extend).
  • Income generated from the collective performance of all rooms within the ONDE hotel complex.

Two previous hotels — ONDE Active and ONDE Business — confirmed the high demand for the GORO offer and the trust of investors. ONDE Chill enters the market at a time when not only the hotels but also the infrastructure of the GORO Mountain Resort is already actively being built and taking shape. The Welcome Center, new ski slopes, gondola ropeway, lifts, and modern snowmaking systems — all this will start working for the first guests already in 2027.
